Stage B: Legal and Technical Control
Legal and Technical Control can be held before or after you sign your contract to purchase your new home. For your own convenience, we suggest that you:
- Submit your attorney’s title search report to the bank.
- If the loan’s amount is equal to the commercial value of your property, we recommend a technical report attesting to the condition and value of the property you plan to purchase.
Documents required for legal and technical control are:
- Official final contract of house, apartment or building lot purchase, with transcription certificate.
- Land registry quote by the owners of the purchased/mortgaged property (for sites belonging to the National Cadastre of Greece).
- A photocopy of the building permit, in case of rebuilding, completion, or extension.
- A photocopy of floor plan.
Completing the above steps, presupposes that you have already acquired the pre-approval, verifying highest amount of financing available to you for your property.
You can proceed to the signing of contracts for the purchase of your property.
Stage D: Loan funding
To obtain your loan, simply submit the following documents after signing the private loan covenant:
- Certificate of land registry referring to the property’s area.
- Fire and Earthquake Insurance of the mortgaged property with assigned rights on behalf of Greek Postal Savings Bank.
- Court certificate confirming that no foreclosure or bankruptcy has occurred.
After paying off your property, you have to submit the deed for the vendor’s payment (if the loan is provided for purchasing a ready-built house or a building site). |
